Multifamily Maintenance Technician – Permanent Position (No Contract)

Are you a skilled maintenance professional with a background in multi-family apartment communities? We’re seeking a Multifamily Maintenance Technician to join our team in a permanent, full-time role – no contracts, no temp work – just long-term career opportunity and growth.

You’ll support a portfolio of apartment complexes throughout the Nashville, TN area, ensuring top-notch maintenance standards are met. This position offers stability, autonomy, and a chance to work closely with property teams while having the support of a regional Asset Management team.

Key Responsibilities

  • Perform and support hands-on HVAC, electrical, plumbing, appliance repair, and general maintenance tasks across various properties.

  • Provide on-site technical support and guidance to property-level maintenance teams.

  • Oversee and support capital improvement projects, including exterior building repairs, erosion control, and water intrusion solutions.

  • Facilitate smooth transitions between the Construction Group and on-site property teams, ensuring knowledge transfer and accurate documentation.

  • Evaluate and recommend products, equipment, and vendors to improve maintenance operations.

  • Manage property operations by assessing needs, creating work scopes, reviewing proposals, selecting vendors, and seeing projects through to completion.

  • Encourage quality contractor engagement and assist in vendor management.

  • Review vendor proposals to ensure proper scope and cost efficiency.

Qualifications

  • Experience in multi-family maintenance and regional-level property support

  • Strong skills in HVAC, electrical, plumbing, and general repair/maintenance

  • EPA Certified – Type I & II or Universal required

  • Hands-on maintenance experience is essential

  • Understanding of work safety protocols

  • Proven experience in managing capital projects and vendor relations

  • Ability to read and interpret blueprints and technical drawings

  • Knowledge of building systems, exterior repairs, and construction basics

  • Valid driver’s license (Company vehicle is provided)
